Styles&Wood has completed the £20m refurbishment of Westminster House for Aviva Investors, a nine-storey office building situated in a prominent location in Manchester’s city centre. The renovation has updated the property to Grade A office space, in line with modern standards.

• Complete strip-out to untenanted floors, core areas and M&E infrastructure whilst maintaining services
• Major structural re-configuration of ground floor
• Grade A finishing, furnishings and fittings

A LIVE, SAFE, WORKING ENVIRONMENT

The development included a new double-height main reception lobby on the corner of Portland Street and Aytoun Street, a fully refurbished secondary entrance from Minshull Street, a new retail unit located in the basement, a re-configured and fully landscaped courtyard scheme, new glazing replacement window scheme, and full refurbishment of key internal areas. Whilst carrying out external works the team liaised with Manchester City Council and Metrolink who were also working on projects in the area.

Styles&Wood acted on behalf of Aviva Investors on a significant and comprehensive refurbishment in Central Manchester. The project was particularly complicated as the work was done around the occupation of an existing tenant. I found Styles&Wood to have an excellent attitude towards the project being particularly strong at communication (from both a client and tenant perspective) and flexible in considering other refurbishment options. They worked well with the full development team of advisors and offered pragmatic solutions to unforeseen problems.
